It's a good EOFYING read!
With the the financial year looming we're using that as our excuse to excessively use EOFY. At this time of year it’s important you to take some time out and check on the year's paperwork before June 30. Owning an investment property does have its advantages and if you know what to claim, tax time can be very rewarding... For example do you have a Depreciation Schedule in place? Only registered Quantity Surveyors are authorised to prepare these depreciation schedules and they will look at the entire property from floors to appliances, blinds and carpets and this will help greatly come tax time. All owners who have a property managed by Your Haven Realty will receive their Income & Expenditure reports in the first week of July, this will provide your accountant with all the information they need re: your investment property.
Since our last post we've been busier then ever and I apologise for the delayed update. On the rental side it's been non stop with the majority of properties renting within 2-3 weeks of advertising. The office rented 8 properties in April and 8 in May. June has slowed down somewhat but we expect things to pick up in July with mid year jobs and mid year University intakes. On the Sales front it's also been busy, we had 3 sales between April - June and this is a huge achievement considering we've only been open 10 months and still getting the brand name known. One particular sale we had in Kenmore was a memorable one, the sellers had lived in the house for 19 years with many happy memories but it was becoming to much work and they were downsizing to a retirement village. The new buyers are first home owners and have a baby due in August, great to see another family will have many more happy memories for years to come. It was a pleasure being apart of the journey and to help facilitate this life changing moment.

In early August we're planning to have our next event and it's going to be timed with our first birthday, yes it's hard to believe a year has almost flown by since we opened the doors of Your Haven Realty. We have not yet set a date but it will likely be on a Sunday afternoon as that worked well for the last event.
In other news: We've had a few requests to share our Banana cake recipe, a few visitors have been lucky enough to sample the goods with a tea or coffee when visiting the office so we decided to share our master piece...... well to be honest it's just from Nick's Edmonds cook book (for those that don't know, 'Edmonds' is a traditional New Zealand recipe book. In this book you'll also find the original Pavlova and Lamington recipes)
Banana Cake
125g butter (softened), 3/4 cup sugar, 2 eggs, 2 cups of mashed ripe bananas, 1 teaspoon of baking soda, 2 tablespoons of hot milk, 2 cups of plain flour, 1 teaspoon of baking powder.
Cream butter and sugar until light and fluffy, add eggs one at a time, beating well after each addition. Add mashed banana and mix thoroughly. Stir soda into hot milk and add to creamed mixture. Sift flour and baking powder. Fold into mixture. Turn into a greased and lined 20 cm round cake tin. Bake at 180*C for 50 minutes or until cake springs back when lightly touched. Leave in tin for 10 minutes before turning out onto a wire rack. When cold ice with Lemon or Chocolate Icing or dust with icing sugar.
